Variance

A variance is a modification of the bulk and placement requirements of this title as to lot or parcel size, lot coverage, width, depth, front yard, side yard, rear yard, setbacks, parking space size, height of buildings, or other provisions of this title affecting the size or shape of a structure or the placement of a structure upon a lot or parcel, or the size of the lot or parcel.

Administrative Variance

The Director may grant a variance, as an administrative decision, of up to thirty percent (30%) of a modification of the bulk and placement requirements of this title as to lot or parcel size, lot coverage, width, depth, front yard, side yard, rear yard, setbacks, parking space size, height of buildings, or other provisions of this title affecting the size or shape of a structure or the placement of a structure upon a lot or parcel, or the size of the lot or parcel.

Administrative Exception

An administrative exception, not to exceed one foot (1') of any dimensional requirements applicable to the waterfront setbacks and ten percent (10%) of any dimensional requirement applicable to front, side, rear and flanking street setbacks, and a five percent (5%) exception to subdivision design depth to width standards, or parcel/lot size may be granted by administrative action of the Planning Director without public notice and without public hearing.
